A visible ceiling stain is not always directly below where water is entering - it travels along battens and rafters before it drops, so finding the real source is most of the job. Warning signs include water spilling over the back of a gutter, stains in ceiling corners, rust lines or splits along the gutter base, sagging gutters, and a damp or musty smell in the roof space.

Salt air is hard on metal roofing near the coast - properties in Mornington, Mount Eliza, Dromana, Rosebud and along the Frankston foreshore see faster corrosion than inland suburbs. Marine-grade Colorbond matters here, and so does avoiding dissimilar metals in contact - copper or unprotected steel against Zincalume sets up galvanic corrosion that eats through the sheet from the contact point outward. It's one of the most common defects we find on older coastal roofs.

Box gutters need particular attention, since an overflow sends water directly inside the building rather than over an edge. They need to be correctly sized, laid to adequate fall, and fitted with overflow provisions - older installations regularly fail on all three. After a storm, we can make the roof watertight and provide a written report with photos for your insurer, distinguishing sudden storm damage from gradual wear.
