McCrae

McCrae runs from the foreshore up the slope of Arthurs Seat, and that elevation change is the single biggest factor in how plumbing works here. A job on a flat block near the beach and one halfway up the hill are quite different propositions.

Hillside blocks need the whole water path checked, including what's arriving from uphill. We assess the discharge point before quoting, not after.

On the sloping blocks, stormwater is the recurring problem. Water arriving from uphill has to be managed as well as water coming off your own roof, and getting it to a legal point of discharge is rarely as simple as running a downpipe to the street. Systems that were adequate when the house was built often aren't after neighbouring blocks upslope were developed. The symptoms are saturated ground, water pooling against foundations, and downpipes overflowing in every serious storm.

Steep driveways and split-level construction also affect drainage runs and access, which is worth assessing properly before quoting rather than discovering mid-job.

Closer to the foreshore, the picture is more familiar - older holiday houses with original roof plumbing, coastal corrosion on guttering and flashings, and hot water systems that struggle when a property fills up over summer.
